Gutters in Sugar Land and Missouri City

Sugar Land is a mix of ages. First Colony, Sugar Creek and the older parts of Missouri City are 1980s and early-90s homes whose original sectional gutters are now 35 years old and leaking at every seam — those are replacement jobs, not repairs. Telfair, Riverstone, Aliana and Sienna are newer, mostly two-story, and the usual problems are undersized downspouts and corners that were never properly sealed.

Fort Bend clay is as expansive as Harris County's, and the water table is high near the Brazos. That makes downspout extensions and, on some lots, a buried drain line the most important part of the job. Lots backing onto Oyster Creek or the levee greenbelts drain slowly after a storm, and a downspout dumping at the slab there keeps the clay wet for days.

The First Colony replacement

The most common Sugar Land job we do is straightforward: a 1980s single-story or two-story home with white sectional aluminum, seams every ten feet, half of them weeping, and spike hangers that have backed out on the south side. The fascia is usually fine except under one or two corners. We take it all down, replace the soft boards, and run new seamless 5-inch or 6-inch aluminum with 3x4 downspouts in one day. Newer homes in Telfair, Riverstone and Sienna

These houses are big. A two-story in Riverstone can put 1,200 square feet of roof onto one run, and the builder's 5-inch gutter with a 2x3 downspout at one end overflows at the other in every summer storm. It's not a defect the builder will fix after year one. A second downspout or a 3x4 upgrade solves most of it for $150–$300; on the largest roofs we recommend a 6-inch run on that side.

The live oaks planted along First Colony's streets in the 1980s are now big enough to fill a gutter with catkins every March and April. If we're cleaning the same house twice a year, stainless micro-mesh at $10–$18 a foot usually pays for itself by year seven. Under the younger trees in Riverstone and Sienna it's rarely worth it yet, and we'll say so.
